We now have a Sprinkler System!

Communication still lacking....didn't know this was happening today...but we now have a sprinkler system! The guys who installed it were great! They also pointed out the difference between our system and ones our neighbors have. If you are going to do this, make sure to get plenty of estimates and include the company that is doing work already in your development for your builder.

One tip, the sprinkler system heads should be plentiful and always be across from each other. Example, your tree lawn should have a head at the curb facing the house and a head at the sidewalk, facing the curb. Some companies cheap out on you and only put one at the sidewalk edge. Your system will run more efficiently having them both ways. We upgraded our sprinkler system and not only had it installed in the front yard, but also the back yard and both sides of the house.

Almost of all our landscaping is done. The guy who did this really achieved the look I was wanting. I wanted lots of color and "pop" to our landscape. I hate green shrubs, evergreens, etc. My previous landscape included lots of unique and hard to find plants. We did the same for here. There's nothing like it on our street and that how I wanted it! Finally some color and personality to the yard - YEAH!!

Update about lawn install

The company installing the lawns for Ryan Homes called me the next morning. He knew exactly why I was calling, admitted and took full responsibility for the mix-up. When I got home, someone already came and marked out the underground utility lines in preparation for the sprinkler system install. We'll be getting our system installed next week and the lawn install completely redone.

After your house is built and the yard is done being back-filled make sure you take a look at any utility boxes that are on your property. Between my house and the one next door to us there is a large green electrical box and a phone box and cable box on each side of it. The subcontractor that Ohio Edison used to install the box and pad these are on put it well below grade. These boxes almost look as though they are going to be underground. They are not supposed to be this low into the ground. Ryan Homes has nothing to do with this. You have to call Ohio Edison and have them come out and inspect. Yesterday they came out and agreed it will need to be lifted. Ohio Edison will arrange for this to happen.

Installing the lawn...

Stay tuned for this one. Came home today - after a wicked rain storm - to see straw all over. No one contacted us or our neighbor that our lawns were getting installed today. I'm all about communication - and there was very little for this - and certainly none to tell me the lawn was being put in today. Plus, we paid extra for an upgraded lawn and sprinkler system install - well, I can tell you that the sprinkler system was NOT installed. As for the seed, I don't see any seed - all I see is tons of mud, some straw, and a big mess. Grant it, the storm we had is not the installers fault....as for the lack of communication and lawn upgrade and sprinkler system install - that's another story.

As my grandmother would say "Oy Vey!"

12 weeks

We've just about hit the 12 week mark. Had their service crew come out and adjust a few more doors that were sticking. Also, our shower door needed service. There is a crack in our walkway leading to the front door. It's not very noticeable but we've got it documented and they will watch it and replace it. I'm still waiting on an update for our lawn installation - but we're not the only one's. Our neighbor hasn't had her's put in and there's others in the neighborhood without it too. And, I'm still waiting for our front door to be painted the correct color. There's no good reason for it to have taken this long - lucky for us the color on our door now is very similar to what it's supposed to be.

Did I mention that the matching wall vanities were put up in the 2 upstairs bathrooms and the base cabinets were installed in our master bath? So much more of a finished look now. We have a great handyman who does this stuff for us at a very reasonable cost.

If you are lucky enough to move into a development with a pool - and love to be outdoors and in the water as much as we do, I hope you get to experience the type of amenities we have at our pool. They actually have a snack bar with plenty of food choices and just about any drink choice - including adult beverages - you could ask for! It's so awesome!! They even let you set up an account with your credit card and you can charge it each time you're there instead of remembering to bring money or your wallet. You can bring any sort of pool floats and rafts there. We've got 2 water slides that are big enough for adults. Our daughter can go down them with her arm floats on. We probably spend 95% of our time at that end of the pool because of it! About once a month they have a DJ with a pool party and games for the kids too.

They are still building like crazy in our development. We've met a few people at work or other social events that either know someone in our development or are building here themselves. We talked to some other residents who have been here 2 - 3 years and they have great things to say about their house and Ryan Homes service when needing issues addressed. One person built with Premier in the city we moved from and he had horrible comments about his experience with them.

I'll be attending our 1st community association meeting this week and am interested to hear about possible expansions and other plans for our development.

And...I'm still waiting for some type of progress on our lawn. Nothing can be done because of the rain we keep getting. At this point I wonder if we should wait until the Fall.

Ugh - the weather has not been kind to us. I don't know when our lawn will get put in. On more positive note we had the person who will be designing our landscaping here this week. I'm excited to see how our vision turns out when all is said and done. You can have your landscaping beds put in before or after your lawn is installed. At this point I don't know what will happen first.

I never mentioned this - because I thought it might be too go to be true and I didn't want them to be taken away (LOL!), but one of our bathroom faucets got the upgraded faucet and we got an upgraded flush mount dome light that was supposed to be just one of the plain versions. Those were both nice little surprises the day we moved in! Only 2 bathrooms were supposed to get the more expensive faucet. Maybe you will be left with a couple of nice surprises too when you get into your home!
